.

.

.

Introduction

Expanded coal mining operations in the North Fork
Gunnison River Valley, in combination with'plans for improvement
of state Highway 133, through Somerset, Colorado, have necess~tated
an intensive land use study of the North Fork area in Gunnison
County. One alternative in the impending highway improvement proj-
ect would require many residents who now live in the community of
SOmerset to relocate in order ,to provide a wider and straighter
right-of-way. There has even been talk of the possibility of
"moving the town"--perhaps an impossible task in this day and age.
Additional people coming to the valley, as a result of development
of energy resources, will also be looking for new plades to live.
The difficult question facing Gunnison County officiaLs today is
where can these people go, since private land is limited and that
which can be developed is scarce.

A new land use resolution for Gunnison County was
adopted and became effective on May 16, 1977. The resolution
defines various impact classifications which are designed to
"classify each proposed land use change in terms of its impact on
the economic, social, governmental, and environmental systems of
the county." Several "land use constraints" are defined which
appear to be compatible with the objectives of HB 1041. One of
the constraints which must be addressed under the Gunnison county
Land Use Resolution is the Floodplain Hazard Zone.

2
