The open space area is generally on <br />the steeper slopes of Green Mountain, and the undeveloped area is primarily <br />in Drainageway D along McIntyre Gulch, which also contains the Union <br />Square development. <br />The present land use in the Lakewood Gulch portion of the study <br />area consists of single family residential (11%), multi-family residential <br />(25%), schools (5%), and open space (5%). The basin is presently about <br />51% undeveloped, which is mainly the area south of 6th Avenue, The 6th <br />Avenue West and the Union Square developments, as well as the Community <br />College are the major development features of the basin. <br />The present land use in the Lena Gulch portion of the study area <br />consists of single family residential (15%), multi-family residential (4%), <br />commercial (4%), and open space (34%). The basin is presently about 33% <br />undeveloped. The open space area is generall\! on the steeper slooes of hreen <br />Mountain, while the undeveloped area is primarily south of 6th Avenue. The <br />Jefferson County Fairgrounds, the industrial area, and the Pleasant View <br />development are the major development features of the basin, <br />The present land use in the Bear Creek basin is predominantly open <br />space. The breakdown for the study area is: single family residential (37%), <br />multi-family residential (2%), open space (59%), and miscellaneous uses <br />including schools, industrial and commercial (2%). The major development <br />feature is the single family area on the northeast edge of the study area. <br />E, Future Land Use <br />The future land use for the study area was evolved from the existing <br />development, current zoning, and the land use planning as provided by the <br />City of Lakewood and Jefferson County planning staff, The various land <br /> <br />use categories were grouped according to the effect of the land use on the <br /> <br /> <br />hydrologic characteristics of the basin, The resulting hydrologic land <br /> <br /> <br />uses were presented to the City of Lakewood and Jefferson County coordinating <br /> <br /> <br />staff, and approval was obtained for this hydrological analysis. (rlgure 2) <br /> <br /> <br />The generalized results of future development are that McIntyre <br />Gulch area would contain 26% open space, the Lakewood Gulch area would <br />contain 6% open space, the Lena Gulch area would contain 36% open space, <br />and the Bear Creek area would contain 21% open space. Table 2 details <br />the future land use imperviousness for each of the drainageways in the <br />study area. <br /> <br />5 <br />
