It <br />should be pointed out that even under existing conditions storm water from an event similar to <br />the July 31st flood will overtop Highway 138 at cross-section 3. Therefore your subdivision <br />may not cause a rise in the water surface elevation but may slightly increase the amount of flow <br />which would overtop the highway at this location. <br /> <br />Wayne, Since your property is located in a floodplain and because the City of Sterling <br />participates in the National Flood Insurance Program, your development must be in accordance <br />with the Federal Emergency Management Agency's (FEMA) Regulations. A copy Part 60 of <br />FEMA's criteria is enclosed with this letter for your use. <br /> <br />As a reminder, mechanical equipment should be kept out of the crawl spaces and each crawl <br />space should contain a sump pump that drains to adjacent ground outside of the structure's <br />foundation.
