<br /> <br />Federal Emergency Management Agency <br />Washington, D.C. 20472 <br /> <br />JUl 221999 <br /> <br />LETTER OF MAP AMENDMENT <br />218-70-RS <br /> <br />IN REPLY REFER TO CASE NO. 99-08'347 A <br /> <br />Community: City of Boulder, Colorado <br />Community No.: 080024 <br />Map Panel Affected: 08013C0395 F <br />Map Effective Date: June 2, 1995 <br /> <br />We reviewed a request dated July I, 1999, for a Letter of Map Amendment (LOMA). All required information for <br />this request was received on July 6, 1999. Using the information submitted; the map that accompanied the Letter of <br />Map Revision dated October 20, 1998; and the effective National Flood Insurance Program (NFlP) map, we <br />determined portions of the property described below are in a Special Flood Hazard Area (SFHA), the area that would <br />be inundated by the flood having a I-percent chance of being eqnaled or exceeded in any given year (base flood); <br />however, the structures on the'lJroPerty are not in the SFHA. <br /> <br />Property Description: Lot 2, Canyon Center, as shown on the Plat recorded as Reception No. 662151, <br />Film 1333, in Plan File P-17 F-I #18, in the Office of the Recorder, Boulder <br />County, Colorado <br /> <br />Flooding Source: Canyon Boulevard Overflow <br /> <br />This letter amends the above-referenced NFIP map to remove the structures from the SFHA. The structures are now <br />in Zone X (unshaded), an area of minimal flooding outside the SFHA. Flood insurance coverage for the structures <br />may be available under a low-cost policy (see enclosed document). Because portions of the property remain in the <br />SFHA, any future construction or substantial improvement on the property remains subject to Federal, State, and local <br />regulations for floodplain management. <br /> <br />Although we based our determination on the flood data presently available, we are currently revising the NFlP map <br />for Boulder County, Colorado and Incorporated Areas. New flood data could be generated that may affect this <br />property. When the new NFIP map is issued, it will supersede this letter. The Federal requirement for purchasing <br />flood insurance then will be based on the newly issued NFIP map. <br /> <br />This document is based on the flood data presently avai1able. The enclosed documents provide additional information <br />regarding this determination.
