The <br />purpose of this study is to identifY drainage concerns, analyze the impacts on surrounding property, <br />and specifY methods to mitigate flooding potential. <br /> <br />GENERAL DESCRIPTION <br /> <br />Fawn Valley contains approximately 34 acres and is located directly west of County Road 45 and <br /> <br /> <br />Shoshone Street in the Town of Kiowa, Colorado. More specifically, it is a portion of the northeast <br /> <br /> <br />quarter, Section 20, Township 8 South, Range 63 West of the Sixth Principal Meridian. <br /> <br />The site is currently zoned for single-family, multi-family, and commercial uses. The proposed <br />development will be rezon,~d R-I and R-3. Public streets connecting with existing public streets will <br />provide vehicular access to the proposed lots. <br /> <br />Fawn Valley consists of primarily mild to moderate slopes. Vegetation is comprised primarily of <br />native grasses. An existing grass-lined swale bisects the site and conveys off-site flows through the <br />project. <br /> <br />I <br />
