Box 435 <br />Frederick, CO 80530 <br /> <br />Dear Mayor Tagliente: <br /> <br />I am writing you concerning the request for a Conditional Letter of Map Revision <br />(CLOMR) for the Godding Hollow floodplain. The specific site is the proposed Crona <br />Farm development by Melody Homes, which is located in the Town of Frederick. You <br />sent our office a CLOMR packet on February 27, 1998. I apologize for the long delay in <br />getting this response to you. <br /> <br />The existing channel of Godding Hollow is small and cannot carry a significant portion <br />of the lOa-year flow. The applicant's engineer, Mr. Steven Smith of the QCI <br />Development Services Group, proposes to leave the existing channel in its current <br />condition and to construct a parallel side-spill channel to the east of the existing channel <br />to carry a large part of the lOa-year flow. The proposed project would be approximately <br />2500 feet long. Except at the upstream and downstream ends of the site, the project <br />would result in a reduction in floodplain widths compared to existing floodplain <br />conditions. At the upstream and downstream ends of the site the post-project floodplain <br />would match the existing floodplain. <br /> <br />"Existin2 Conditions" Floodolain <br />The current "official" floodplain information for the site in question, as provided by <br />FEMA, is an approximate floodplain delineation on the Weld County Flood Insurance <br />Study (FIS). Because the property had not been annexed into the Town of Frederick at <br />the time the Weld County FIS was prepared, the area is not shown as part of the town on <br />that map. We have used the word "approximate" because there are no published lOa-year <br />flows associated with that particular floodplain delineation and because there are no 100- <br />year flood elevations shown on the map, It provides a general estimate of where a 100- <br />year flood would affect normally dry property, but it lacks the precision of a detailed <br />floodplain study. <br />
