Side slopes should be grassed. <br />A maintenance-hiker/biker trail has been proposed to be <br />installed for the full length of the channel in order to <br />permit the necessary maintenance as well as permit pedes- <br />trian and bicycle access from the east to west end of the <br />proposed development. Access should be provided from <br />both Prince Street on the west and Rio Grande Street on <br />the east to the maintenance-hiker/biker trail. <br /> <br />The channel section proposed for this reach of the gulch <br />has been selected to be consistent with the design cri- <br />teria of the city and the metropolitan area and also to <br />minimize the cross section or area needed in which to <br />construct the channel. As proposed, the major channel <br />would have 3:1 side slopes which would be grassed and would <br />be maintainable. Along the north side of the channel, it <br />will be necessary to fill the adjoining area to accommo- <br />date the proposed development. As shown on the cross <br />section on the drawing, two options exist for filling this <br />area. The total area could be filled with a favorable <br />slope toward the channel or a dike provided along the <br />channel bank to minimize the fill required to the north. <br />If dike were constructed along the north bank of the <br />channel, outlets should be provided from the area outside <br />the channel for local drainage. <br /> <br />The channel alignment through this reach parallels the <br />alignment of a Denver Water Board 60 inch concrete conduit. <br />It is imperative that the final design and construction of <br />the channel recognize the location and comparatively fra- <br />gile condition of the conduit. We feel that the channel <br />as proposed can be implemented in such a way to be totally <br />compatible with the existing conduit. During the design <br />and construction process of the channel, close coordination <br />should be made with the Denver Water Board in all respects <br />to achieve a workable design. <br /> <br />The flood plain area through this reach in itself does <br />not generate sufficient damage to justify the channel <br />improvements proposed. The primary need for improvements <br />would come with the approval of the proposed development <br />along the north side of the channel. With the necessary <br />channel easements, an approximately 2.75 acre strip of <br />land will be required between Prince Street and Rio Grande <br />Street. Implementation of this channel design will recoup <br />an .additional three acres which can be incorporated into <br />the development plan. <br /> <br />VIII-4 <br />
