Specifically, this responds to a letter dated October 6, <br />1994, from Mr. Ronald L. Lambert, P.E., Mulhern MRE, Inc., regarding the <br />effective FIS report and Flood Insurance Rate Map (FIRM) for the Town of <br />Parker, Colorado. Mr. Lambert requested that we revise the effective FIRM to <br />show the effects of the realignment and associated channelization of Sulphur <br />Gulch from approximately 1,500 feet to approximately 100 feet downstream of <br />Parker Road. The realignment and associated channelization of Sulphur Gulch <br />are due to the construction of a Safeway Stores, Inc., grocery store. This <br />request follows up on a Conditional Letter of Map Revision (CLOMR), which was <br />issued on January 20, 1994. <br /> <br />All data required to complete our review of this request were submitted with <br />Mr. Lambert's October 6 letter and facsimile transmittals dated October 24 <br />and November 18, 1994, and with a letter dated November 17, 1994, from <br />Mr. Fred Koch, P.E., County Engineer, Douglas County. All fees necessary to <br />process this Letter of Map Revision (LOMR), a total of $1,610, have been <br />received. <br /> <br />We have completed our review of the submitted data and the flood data shown <br />on the effective FIRM, and have revised the FIRM to modify the elevations and <br />floodplain and floodway boundary delineations of a flood having a 1-percent <br />probability of being equaled or exceeded in any given year (base flood) along <br />Sulphur Gulch from approximately 1,500 feet to approximately 100 feet <br />downstream of Parker Road. As a result of this revision, the base (laO-year) <br />flood elevations (BFEs) increase in some areas and decrease in other areas. <br />The BFE increases are all contained in the realigned channel. Due to the <br />channel realignment, the Special Flood Hazard Area also increases but the <br />lOa-year flood is contained in the channel. All impacted property owners <br />were notified of this revision before the issuance of the January 20, 1994, <br />CLOMR. The revised floodway boundaries are coincident with the 100-year <br />floodplain boundaries. Because o~ the channel improvements, the stream <br />length has been shortened. To account for the difference, an equality is <br />shown on Profile Panel 11P. <br />
