Remaining portions of channel to be constructed in con- <br />junction with Parks Department developments if such <br />are forthcoming in the near future. If the Parks <br />Department does not proceed with improvements, the <br />channels should be constructed as funds become avail- <br />able. <br /> <br />The following information presents a recommended sequence of <br />implementation for the Sanderson Gulch/Weir Gulch drainage <br />improvements recognizing that certain items of construction <br />have a higher priority due to their immediate effect on the <br />drainage basins. Also, some items must be completed prior to <br />others since the functioning of one is directly dependent upon <br />the other. The recommended sequencing will allow for con- <br />struction of the project in phases as funding becomes available. <br /> <br />D. Installation of check dams in existing Parks developments. <br /> <br />7. Priority for channel improvement in Lakewood. <br /> <br />A. <br /> <br />Channel construction adjacent to Jewell Ave. including <br />the installation of street crossings of intersecting <br />streets. This may be accomplished prior to or at the <br />same time as Jewell is improved. <br /> <br />SANDERSON GULCH <br /> <br />1. Flood plain zone areas .subject to inundation by 100 year <br />storm to prevent further encroachments on the flood plain <br />prior to construction of improvements. <br />2. The improvements to the existing storage reservoirs <br />should be accomplished to preclude a major catastrophe <br />occurring due to breaching of the dikes. These improve- <br />ments should consist of the actual construction necessary <br />together with obtaining agreements and/or ownership of the <br />reservoirs. The Green Gables entrance road and the con- <br />duits beneath it should be considered as a reservoir <br />since failure of the existing road fill might release d <br />considerable volume of stored water as a flood wave. <br /> <br />B. <br /> <br />Between Garrison St. and Kendrick Reservoir. <br /> <br />C. Between Smith Reservoir and Kendrick Res"'rvoir prior to <br />further development of the area. <br /> <br />NORTH SANDERSON GULCH <br /> <br />1. <br /> <br />Flood plain 20ne areas SUbject to inundation by a 100 year <br />storm to prevent further encroachment into the flood plain. <br />All improvements from Pierce St. to Florida Ave. essentially <br />function as a unit and should be constructed at one time. <br />If construction is phased, it should begin at the lower end <br />and progress upstream. <br />1. ThA cnnduit in I-'lorida Av". 5hould be installed to act as an <br />outlet for the Green Gables Park pond and to intercept <br />local drainage. <br /> <br />,. <br /> <br />3. Right-of-way for future improvements should be purchased <br />as soon as practical before cost of property increase. <br /> <br />4. Construction of the new street crossings at Arkansas, Zuni <br />and Xavier should be accompliShed on a high priority since <br />they are the source of major property damage. The entrance <br />to the Sheridan Blvd. culvert should be improved to develop <br />the full capacity of the existing culvert. <br /> <br />4. Improvements of the Green Gables Park detention pond. <br />The detention pond improvements are last in order since <br />the storm sewer in Plorida Ave. must be constructed ~s 4n <br />outlet to the reservoir. <br /> <br />5. In Lakewood, the lower Jewell St. cros.ging, the conduit <br />between Wadsworth Blvd. and Jewell Ave. across the shopping <br />center parking lot, and the Garrison St. crossing should <br />be considered approximately equal priority. <br /> <br />WEIR GULCH <br /> <br />6. The following priority for construction of channels in Denver <br />is recommended: <br /> <br />1. Flood plain zOne areas subject to inund4tion by a 100 year <br />storm to prevent future encroachment on the flood plain. <br /> <br />A.
