Estimated costs for construction, land acquisition, engineering,
legals, and miscellaneous costs are included in this section.
Construction costs are based on use of materials and techniques
indicated on plans. Alternate types of naterial for culverts
often exist, and some savings in final design may result by
carefully evaluating alternate materials.

Unit costs used for estimating purposes are indicated in the
following table. Miscellaneous costs not noted in the table
are normally based on the 1971 Cost Data book published by the
Cost Est. Unit of the Staff Design Division, Colorado Department
of Highways or Building Construction Cost Data 1972, published
by Robert Snow Means Company, Inc.

SECTION IX

ESTIMATED COSTS

UNIT COSTS

Prices for acquisition of right-of-way and structures is based
upon approximate property values in the area. All properties
to be acquired are situated in the flood plains of the particular
gulch and actual value may be highly influenced by that fact.
Table IX-2 Unit Costs tor Property Acquisition

Description Unit Cost

Industrial Areas
Normal Residential Areas
Open Areas, Undeveloped
Open Areas, Unfit for Development
due to topography
Estimated costs

$30,000/acres
10,000/acre
7,000/acre

5,000/acre

The following tables list by individual gulch the estimated cost
for improvements. These costs are broken into categories and
local entity portions to allow for better analysis of the
distribution of costs.
