<br />COLORADO WATER CONSJ;:RVATION BOARD <br />823 state Centennial Building <br />l3l3 Sherman Street <br />Denver, Colorado 80203 <br /> <br />September 9, 1980 <br /> <br />PINE BROOK WATER DISTRICT PROJECT <br /> <br />The Pine Brook Water District applied to the Water Conservation Board <br /> <br />in April, 1980, requesting state funding for a water supply project for the <br /> <br />District. <br /> <br />Unfortunately, at about the same time, the Wonderland Lake, which they <br /> <br />wanted to use for raw water storage was deeded to Boulder from the owner, and <br /> <br />Boulder plans to use the lake for strictly recreational purposes. Under the <br /> <br />circumstances, Pine Brook decided to ask the state to participate in a <br /> <br />feasibility study which would address all possible alternates that might solve <br /> <br />the water shortage of the district. <br /> <br />After two preliminary meetings with officers of the district, the district <br /> <br />was invited by members of the Board staff, who felt that the economic capability <br /> <br />of Pine Brook District was much better than what was originally expected. <br /> <br />In an effort to evaluate the economic capability of the district, the <br /> <br />Board staff requested the district's attorney to supply the following information: <br /> <br />(a) Median family income of the district, <br /> <br />(b) Sale price and square footage of the last twenty. houses sold in the Pine <br /> <br />Brook District, <br /> <br />(c) The sale price and size of the last twenty pieces of undeveloped land sold <br /> <br />in the Pine Brook District. <br /> <br />The answer received from Rocky Mountain Consultants, the district's consulting <br /> <br />engineering firm, indicate that: <br />
