The Board has received a request from the Breckenridge Acquisition Company <br />(Company) - (Request letter and project sketch plan attached), This request will provide the <br />Company the opportunity to construct an outdoor deck adjacent to the Pitcher's Restaurant located <br />at Sante Fe Drive and Bowles in Littleton, Colorado. The Project is located in the right over bank <br />of the South Platte River with-in the channel improvement project right-of-way, <br /> <br />DISCUSSION <br /> <br />The Company requests an easement for the construction of an outdoor deck to be attached to the <br />Pitchers Restaurant at Sante Fe and Bowles in Littleton, Colorado. The Board has a Special Lease <br />with Pitchers Restaurant dated October 1986., The 1986 lease was executed because a portion of <br />the main building for the restaurant was sited on the CWCB right-of-way, The 1986 lease allowed <br />the owners of the structure to secure title to the structure and lands, The attached sketch/drawing <br />shows that a substantial portion of the restaurant lies on CWCB right-of-way. <br /> <br />Staff inspected the proposed site plan for the proposed deck on May 8,2001. The existing structure <br />(restaurant) is within twenty-six (26) feet of the easterly edge of the bike and pedestrian path, This <br />distance provides an aesthetically acceptable appearance and provides a reasonable level of safety <br />for any flood emergency operation. It also provides adequate space for future needs such as <br />expansion of the bike path, addition of benches and landscaping, emergency access, underground <br />drainage and utility features. <br /> <br />1 <br /> <br />Flood Protection.
