Table 3-1 summarizes presently-zoned land uses and densities within Highlands
Ranch.

Table 3-1 Land Use Summary

Land use type Dwelling units (DUs) Acres DU/acre
Residential
Low density 1,516 541 2.8
Low-medium density 7,188. 1,784 4.0
Medium density 16,997 3,277 5.2
High density 10,199 955 10.7
Nonresidential
Activity centers -- 874 --
Industrial park -- 1,014 --
Circulation -- 443 --
N onurban
Schools -- 370
Park -- 160 --
Miscellaneous/undeveloped -- 12,387 --
Total 35,900 21,805 --

Historical Data and Current Trends

Current development absorption projections are based on three growth scenarios defmed
by a range of 800 to 1,100 new domestic taps per year and 20 to 50 acres of commercial!
industrial development from 19lf2 through 1995. Absorption projections coincioe well with the
number of taps added in recent years, as shown in Table 3-2. Therefore, a range of 800 to
1,100 taps per year remains a valid assumption. A trend toward adding more taps annually has
shifted the new upper projection limit from 1,000 to 1,200 taps per year to be incorporated into
updated water and wastewater flow projections.

Historically, interior water usage has been based on 80 gpcd. This figure is supported
by recent population data and water use figures showing actual winter usage for the past two
years to be 79 and 80 gpcd, respectively. These figures are based on average occupancy of 2.8
people per household as established by 1990 Census data for Douglas County.

21-6657
