EASEMENT VALUATION <br /> The sales comparison approach is used to estimate the land value. The <br /> analysis of the easement interest and restrictions will be considered in property <br /> rights conveyed. It arrives at a value by comparing the Subjects to known similar <br /> sales. No other approaches are applicable. Researcher Luci Phelps and <br /> searched the La Plata County public records for every land sale near Durango <br /> since 1990. The comparable sales are restricted to the large sales in the <br /> immediate neighborhood. The extensive research is helpful in determining time <br /> trends and showing demand for public purposes. I have inspected all of the sales. <br /> The most comparable sales to the larger parcels are summarized on the <br /> following chart arranged in ascending order of price per square foot. No similar <br /> sales of land with similar permanent easements are available. A location map and <br /> sales sheets with additional information follow the chart.
