NEIGHBORHOOD DATA <br /> The neighborhood of Subject is located on the southern periphery of the City <br /> of Durango. It may be defined as the strip commercial development along U.S. <br /> Highway 160/550 from Gateway Drive (the 8th Avenue bypass) on the north to the <br /> intersection with 550 South to the south. Since the 1980s subdivisions in the <br /> neighborhood, such as Centennial Center, Skatetown, Durango Mall, South <br /> Durango Center and New County Subdivision, Escalante Crossings and Mercury <br /> Village have been annexed to the City of Durango. <br /> The four lane U.S. Highway 160/550 bypass was completed in 1979 <br /> providing highway frontage to the neighborhood. The neighborhood is one of three <br /> commercial neighborhoods in Durango including the Downtown Business District <br /> and the North Main commercial neighborhood. Development prior to the <br /> completion of the highway bypass was limited to the Bodo Business Ranches, <br /> some light industrial, and single family houses. The neighborhood was primarily <br /> vacant. <br /> The Downtown Business District caters to pedestrian traffic. The only other <br /> competitive neighborhood for vehicular traffic is North Main. North Main, U.S. <br /> Highway 550 North, connects Durango with Durango Mountain Resort (formerly <br /> Purgatory Ski Area). Development in this neighborhood is traffic oriented <br /> commercial with older motels, restaurants, shops, offices and service stations. The <br /> traffic count on North Main ranges from 35,000 on the south to 14,000 at the city <br /> limits. <br /> 51 <br />
