All of the MountainAir Co. lands along the northerly side of the <br /> reservoir that lie between County Road 14 and the lands <br /> described in Item 1 above. <br /> 5. Negotiate for purchase of the Henderson parcel lying between <br /> County Road 14 and the lands acquired north of the reservoir <br /> from Colorado-Ute and MountainAir Co. <br /> 6. An additional 50-foot buffer strip outside of and contiguous <br /> with the lands acquired from Colorado-Ute along the southerly <br /> edge of the reservoir throughout the entire east-west extent of <br /> the MountainAir Co. parcel . If a marina is built at some point <br /> on the southerly shore of the reservoir, the full buffer width <br /> of 100 feet will be provided between the lands of the marina ! <br /> complex and the nearby private lands to maintain unrestricted <br /> public access past the marina and around the reservoir. <br /> • 7. As shown on the site plan the Upper Yampa District plans to <br /> acquire sufficient lots in the existing South Shore development . <br /> lying along the southeasterly portion of the reservoir to create <br /> at least a 50-foot buffer strip outside of and contiguous with <br /> contour elevation 7211 (the contour elevation one foot higher <br /> than the 500-year flood level ). <br /> B. Homeowners ' Assessment <br /> The Stagecoach Property Owners Association representing the existing <br /> development in the •Stagecoach area has indicated a willingness to <br /> assist in some way in an annual payment to the Upper Yampa <br /> District. <br /> Recreation <br /> The Upper Yampa District desires to obtain funds from the federally <br /> administered Small Reclamation Projects Act to defray in part the cost <br /> of the project. The U.S. Bureau of Reclamation, the federal <br /> administrative agency for the Act, has advised the Upper Yampa District <br /> that the project would be eligible for a grant amounting to <br /> 7 <br />
