<br />thence North 43 055135" West a distance of 746.78 feet;
<br />thence North 00 001'04" West a distance of 2078.85 feet to
<br />a point on the North line of said North Half of the
<br />Northwest Quarter of Section Sixteen.
<br />TOGETHER with all and singular the hereditaments and
<br />appurtenances thereunto belonging, or in anywise appertaining,
<br />and the reversion and reversions, remainder and remainders,
<br />rents, issues, and profits thereof; all the estate, right,
<br />title, interest, claim and demand whatsoever of the Grantor
<br />either in or equity, of, in and to the above bargained
<br />premises, w the hereditaments and appurtenances.
<br />TO HAVE AND TO HOLD the said premises above bargained and
<br />described, with the appurtenances, unto the Grantee, its
<br />successors and assigns forever. The Grantor for itself, its
<br />successors and assigns does covenant, grant, bargain, and agree
<br />to and with the Grantee its successors and assigns, that at the
<br />time of the ensealing and delivery of these presents, it is
<br />well seized of the premises above conveyed, has good, sure,
<br />prefect, absolute and indefeasible estate of inheritance, in
<br />law, in fee simple and has good right, full power and lawful
<br />authority to grant, bargain, sell and convey the same in manner
<br />and form aforesaid, and the same are free and clear from all
<br />former and other grants, bargains, sales, liens, taxes,
<br />assessments, encumbrances and restrictions of whatever kind or
<br />nature soever, except the right of the owners of the servient
<br />estates to cross the respective easements by livestock and
<br />vehicular traffic, the reservation of easements by the owners
<br />of the servient estates to enable the withdrawal of that water
<br />sufficient to satisfy needs of any livestock which the owners
<br />of the servient estate may graze on the real property across
<br />which the right -of -way easement traverses.
<br />The Grantor shall and will warrant and defend the above
<br />bargained premises in the quiet and peaceful possession of the
<br />Grantee, its successors and assigns, against all and every
<br />person or persons lawfully claiming or to claim the whole or
<br />any part thereof.
<br />IN WITNESS WHEREOF, the Grantor has caused its corporate
<br />name to be hereunto subscribed by ROYCE REINHARDT, its
<br />President, and its corporate seal to be hereunto affixed,
<br />attested by JOHN NORTON, Secretary pursuant to and in
<br />accordance with a resolution adopted at the annual meeting of
<br />stockholders of the Grantor held on the 21st day of November,
<br />1992, at the Bowan Community Hall, in the unincorporated
<br />community of Bowan, Colorado, at which a quorum of stockholders
<br />was present and which authorizes the conveyance herein made.
