Tank is constructed of rein#a cancrefe, of square shape approximately 42 ft. X 42 ft. X
14 ft. height. Most of the tank is above grade.
► Maximum storage volume is 133,00 galfons.
af. Use 1980 as most probable construc#ion date.
i. Present tank condition as describl by Llquid Engineering Corporation Condition Surveys
dated Septemlaer 3, 2008 {T. Spuling} and by three furrished photos o# exterior walis.
Tank constructed in mauntain area near Breckenridge, in Summit Caunty.
Discussion
This is an unusua! tank for a mountainous area. Cancrete tanks, especially rectangular, can be
severely damaged if signcant interiar ice forms. Since this tank is abaut 30 years old, and in
better-than-expec#ed condition, t is probable that this tank experiens fairly rapid tumover
(thus minimizirg freezing) in the win#er. Same cracks are visible in the photos, and the report
Indica#es some surface damage {probably from freeze-thaw cycles).
VaEuation
Use Replacement Cost New less Depreciation {RCNLD} appraach.
Fram our expeience, an average 2009 unit cast #or reinforced concrete storage tanks, in this
slze range, would be approximately $2.25/galion. Below gracie (or insulated) #his tank shauld
have as useful life of over 140 years. Exposed, as is, a reasonable es#imate o# useable life is
about 50 years (see Rec,mmendaton foqowing).
P 1PROJECTSIHRS OT-18W7-18-03 Swans Nest1RCM MemO to PBoddie re 51ot8ge Tank.dOC
