The San Juan County Plan Designated Development Areas are also mining claims
and therefore were reduced by the mining claim constraints factor, leaving 47% of
their acreage as potentially buildable.

areas.
This density represents the
land area
needed to provide access and lots
ranging
from 4000 sq. ft. up to one acre in
size. This is based
on a case
study
methodology described in the
Appendix.
This mix. of lot sizes
represents
the ranges of densities typical to
rural -resort
residential development,
which is the
type
of development likely to occur
in high -
elevation headwaters of
the Animas
River.
Based upon this methodology and available data, the development areas can
anticipate 420 -residential units. Combined with development of dispersed claims,
unincorporated San Juan County could see as many as 1850 units in the future.
UPSTREAM - DOWNSTREAM RESIDENTIAL BUILDOUT
Combining results from La Plata County and San Juan County yields a maximum of
5,070 and minimum of 4,400 potential future residential units. While the San Juan
County land use regulations do not yield an obvious range, the La Plata County
buildout incorporates the ranges from planning area densities and so these ranges
carry through for a total residential buildout in drainages upstream of Santa Rita
Park in Durango.
The large range of potential residential units downstream reflects broad ranges in
the Florida Mesa Plan's density outcomes.
