this Lease is of no further force or effect. If such notice is given, Santa Maria shall retain all <br />sums theretofore paid to it, and shall release the Subject Water then in storage at a time and at <br />rates agreed to by the parties. This Lease shall then terminate. <br />11.0 Force Majeure. <br />Both The District and Santa Maria are excused from performance of their respective <br />obligations under this Lease by events of force majeure, including but not limited to: flood, war, <br />civil strife, destruction of property, and other similar occurrences that render it impossible or <br />extremely burdensome for the District or Santa Maria. <br />12.
