PRItIP - ED OFFICE MEMORANDUM <br />PItOPERTY MANAGEMENT CONSIDERATIONS <br />The property owner is interested in the sale of a fee simple absolute title to the Program. Discussion with <br />the landowner yielded a reasonable willingness to consider value established by a mazket appraisal. The <br />Evaluation Team recommends pursuit of conservarion easement or lease if the seller is ultimately <br />unwilling to sell the property. Title review, appraisa.l and environmental review for this tract are expected <br />to cost on the order of $7,000. <br />Annual operations and maintenance costs have been estimated to be on the order of $10,000 based on <br />O&M acrivities on existing conservation properties in the critical habitat area. <br />OTHER CONSIDERATIONS <br />This tract is an in-holding in an important portion of an existing habitat complex. Acquisition would <br />enhance the value of the complex as a whole. <br />EVALUATION TEAM RECOM1VVtiENDATION <br />The Evaluation Team strongly supports the purchase of this property. The fact that this tract is surrounded <br />by conservation ownership, has documented tazget species use and is in a focal bridge segment makes this <br />a very high priority tract for inclusion in the Program. If the property cannot be purchased, acquisition of <br />a conservation easement should be pursued. If that cannot be negotiated, a lease should be pursued as a <br />last option. <br />LAND ADVISORY CONIlVIITTEE RECOMIIKNDATION
