Box 791 Boulder, Colorado 80306 IN REPLY REFER TO CASE NO. 98-08-190A Follows Case No. 98-08-052A Community: City of Boulder, Colorado Community No.: 080024 Map Panel Affected: 08013C0415 F Map Effective Date: June 2, 1995 218-65-RS (REI) Dear Mayor Greenlee: We reviewed a request dated February 6, 1998, from for reissuance of a Letter of Map Revision (LOMR) dated July 20, 1992, for the property described below. Using the effective National Flood Insurance Program (NFIP) map, we determined portions of the property described below are in a Special Flood Hazard Area (SFHA), the area that would be inundated by the flood having a I-percent chance of being equaled or exceeded in any given year (base flood); however, the structures on the property are not in the SFHA. This property was elevated by the placement of fill after the date of the earliest NFIP map showing the area in the SFHA. Property Description: Wellman Creek Townhouses, a portion of the Hudson Ideal Property/Archdiocese of Denver, as described in the Warranty Deed recorded on Film No. 614, Reception No. 858142, and in the Deed recorded in Book 1204, Page 23, in the Office of the Recorder, Boulder County, Colorado Flooding Source: Skunk Creek The July 20 LOMR that revised the NFIP map for the above-referenced community, dated July 3, 1990, has been superseded. This letter revises the effective NFIP map to remove the structures from the SFHA. The structures are now in Zone X (shaded), an area of moderate flooding outside the SFHA. Flood insurance coverage for the structures may be available under a low-cost policy (see enclosed document). Because portions of the property remain in the SFHA, any future construction or substantial improvement on the property remains subject to Federal, State, and local regulations for floodplain management. This letter revises the LOMR dated January 7, 1998, for the property described above to correct the map panel affected.
