All <br />required infonnation for this request, including the required review and processing fee, was received on <br />August 21, 1997. Using the infonnation submitted and the effective National Flood Insurance Program (NFIP) <br />map, we detennined the structure on the property described below is in a Special Flood Hazard Area (SFHA), the <br />area that would be inundated by the flood having a I-percent chance of being equaled or exceeded in any given <br />year (base flood). The structure, as shown on the effective NFIP map, remains in the SFHA designated Zone AE. <br />This property was elevated by the placement of fill after the date of the earliest NAP map showing the area in the <br />SFHA. <br /> <br />Property Description: Lot 3, Flatiron Industrial Park, Filing No.4, as shown on the Plat recorded as <br />Reception No. 433214, in the Office of the Clerk and Recorder, Boulder County, <br />Colorado <br /> <br />Street Address: <br /> <br />5777 Central Avenue <br /> <br />Flooding Source: <br /> <br />Boulder Creek <br /> <br />The elevations of both the lowest adjacent grade to a structure (the lowest ground touching the structure) and the <br />lowest floor (including basement/crawl space) must be at or above the base flood elevation (BFE) for the structure <br />to be outside the SFHA. Because the elevation of the lowest adjacent grade to the structure, 5,190.2 feet, is lower <br />than the BFE, 5,192.0 feet, the structure is within the SFHA; therefore, flood insurance is required. These <br />elevations are referenced to the National Geodetic Vertical Datum of 1929. <br /> <br />This detennination is based on the flood data presently available. Should you wish to resubmit this request, the <br />NFIP regulations provide a period of 90 days from the date of this letter for resubmission of revised data without <br />repayment of review and processing fee.
