All required infonnation for this request, including the required review and processing fee, was received on August 21, 1997. Using the infonnation submitted and the effective National Flood Insurance Program (NFIP) map, we detennined the structure on the property described below is in a Special Flood Hazard Area (SFHA), the area that would be inundated by the flood having a I-percent chance of being equaled or exceeded in any given year (base flood). The structure, as shown on the effective NFIP map, remains in the SFHA designated Zone AE. This property was elevated by the placement of fill after the date of the earliest NAP map showing the area in the SFHA. Property Description: Lot 3, Flatiron Industrial Park, Filing No.4, as shown on the Plat recorded as Reception No. 433214, in the Office of the Clerk and Recorder, Boulder County, Colorado Street Address: 5777 Central Avenue Flooding Source: Boulder Creek The elevations of both the lowest adjacent grade to a structure (the lowest ground touching the structure) and the lowest floor (including basement/crawl space) must be at or above the base flood elevation (BFE) for the structure to be outside the SFHA. Because the elevation of the lowest adjacent grade to the structure, 5,190.2 feet, is lower than the BFE, 5,192.0 feet, the structure is within the SFHA; therefore, flood insurance is required. These elevations are referenced to the National Geodetic Vertical Datum of 1929. This detennination is based on the flood data presently available. Should you wish to resubmit this request, the NFIP regulations provide a period of 90 days from the date of this letter for resubmission of revised data without repayment of review and processing fee. Data submitted after 90 days will be subject to all submittal/payment procedures. The enclosed document provides additional infonnation about your options for obtaining a Letter of Map Revision.
