Using the effective National Flood Insurance Program (NFIP) map, we determined the <br />property is not in a Special Flood Hazard Area (SFHA), the area that would be inundated by the flood having a I-percent <br />chance of being equaled or exceeded in any given year (base flood). This property was elevated by the placement offill <br />after the date of the earliest NFIP map showing the area in the SFHA. <br /> <br />Property Description: <br /> <br />Portions of Lots 55 through 58,88, and 89, and Lots 59, 61, and 66, Coal Creek <br />Ranch Subdivision Filing No.2, Replat A, as recorded in Plan File P-24, F-3, Nos. <br />25 and 26, Film No. 1618, Reception No. 1032660, and Lots 1 through 15,29, and <br />78 through 84, Coal Creek Ranch Subdivision Filing No.3, as recorded in Plan File <br />P-24, F-3, Nos. 46,47, and 48, FihnNo. 1622, Reception No. 1037097, in the Office <br />of the Recorder, Boulder County, Colorado <br /> <br />Flooding Source: <br /> <br />Coal Creek <br /> <br />The June 29 LOMR-F that revised the NFIP map for the above-referenced community, dated June 2, 1995, has been <br />superseded. This letter issues a new determination for the property based on the current effective NFIP map dated <br />October 4,2002. The legal descriptions of the portions mentioned above are as follows: <br /> <br />Lots 55 through 58 <br />COMMENCING at the westernmost corner of Lot 55; thence S 38026'30" E, 45.15 feet to the POINT OF <br />BEGINNING; thence S 76016'25" E, 16.25 feet to the southerly boundary of Lot 55; thence S 48034'33" E, <br />44.62 feet; thence N 76032'28" E, 21.51 feet; thence N 44027' 13" E, 57.02 feet to the easterly boundary of Lot <br />56; thence N 35056'23" E, 54.62 feet; thence N 40027' 12" E, 31.50 feet to the easterly boundary of Lot 57; <br />thence N 44039'29" E, 55.79 feet to the southerly boundary of Lot 58; thence S 36033'30" W, 193.00 feet to <br />the southerly boundary of Lot 56; thence S 84033'30" W, 55.30 feet; thence N 38026'30" W, 51.15 feet to the <br />POINT OF BEGINNING <br /> <br />Lots 88 and 89 <br />COMMENCING at the westernmost corner of Lot 88; thence S 66056'30" E, 75.26 feet to the POINT OF <br />BEGINNING; thence N 47051 '44" E, 19.52 feet; thence N 35027'35" E, 33.06 feet to the northeasterly <br />boundary of Lot 88; thence N 31058'12" E, 47.58 feet to the northeasterly boundary of Lot 89; thence <br />N 60040'08" E, 31.62 feet; thence S 00003 '30" W, 5.00 feet; thence S 40003 '29" W, 122.82 feet to the <br />southeasterly boundary of Lot 88; thence N 66056'32" W, 8.00 feet to the POINT OF BEGINNING <br /> <br />After comparing the submitted elevation information to the new NFIP map for your community, we determined that the <br />property described above would not be inundated by the base flood. This letter revises the effective FIRM panel to <br />remove the property from the SFHA. Lots 57, 88, and 89, Filing Two ReplatA, and Lots 1, 14,15,83, and 84, Filing 3, <br />are located in Zone X (shaded), an area of moderate flooding outside the SFHA. Lots 55, 56, 58, 59, 61, and 66, Filing 2 <br />Replat A, and Lots 2 through 13,29, and 78 through 82, Filing 3, are now located in Zone X (unshaded), an area of <br />minimal flooding outside the SFHA. Because portions of Lots 55 through 58, 88, and 89 remain in the SFHA, any <br />future construction or substantial improvement on the property remains subject to Federal, State, and local regulations <br />for floodplain management. <br />
