All required information for this request was received on December 1, 1998. Using the information submitted and the effective National Flood Insurance Program (NFIP) map, we determined portions of the property described below are in a Special Flood Hazard Area (SFHA), the area that would be inundated by the flood having a I-percent chance of being equaled or exceeded in any given year (base flood); however, the structure on the property is not in the SFHA. Property Description: Lot 5, Block 1, Pleasant Valley Subdivision No.3, as shown on the Plat recorded as Instrument No. 916371 in Book V, Page 14, in the Office of the Recorder, E1 Paso County, Colorado Street Address: 623 Echo Lane Flooding Source: Camp Creek The structure is correctly shown outside the SFHA on the above-referenced NFIP map. The structure is in Zone X (unshaded), an area of minimal flooding outside the SFHA. Because portions of the property remain in the SFHA, any future construction or substantial improvement on the property remains subject to Federal, State, and local regulations for floodplain management.
