All required information for this request was received on September 8, 1998. Using the information submitted and the effective National Flood Insurance Program (NFIP) map, we determined portions of the property des<'ribed below are in a Special Flood Hazard Area (SFHA), the area that would be inundated by the flood having a I-percent chance of being equaled or exceeded in any given year (base flood); however, the structure on the property is not in the SFHA. Property Description: Lot 32, Block 6, Knollwood Estates Filing No.2, as described in the Warranty Deed recorded in Book 6856, Page 848, in the Office of the Recorder, EI Paso County, Colorado Street Address: 18145 Lake View Lane Flooding Source: Dirty Woman Creek This letter amends the above-referenced NFIP map to remove the structure from the SFHA. The structure is now in Zone X (unshaded), an area of minimal flooding outside the SFHA. Flood insurance coverage for the structure may be available under a low-cost policy (see enclosed document). Because portions of the property remain in the SFHA, any future construction or substantial improvement on the property remains subject to Federal, State, and local regulations for floodplain management. A portion of this property is located within the regulatory floodway for Dirty Woman Creek. The regulatory floodway is the area that must be maintained in an unobstructed condition in order to prevent unacceptable increases in flood levels. In accordance with Paragraph 6O.3(d)(3) of the NFIP regulations, no encroachment (including fill) may take place within a regulatory floodway if that encroachment would cause an increase in flood levels. The regulatory floodway is adopted and enforced by the community, and any proposed revision to the regulatory floodway must be submitted by community officials to the Federal Emergency Management Agency (FEMA) for comment and possible revision to the NFIP map. The community should contact the Director, Mitigation Division of FEMA in Denver, Colorado, at (303) 235-4830 for guidance on the specific information required for the review.
