<br /> <br />Federal Emergency Management Agency <br />Washington, D.C. 20472 <br />SEP 2 2 1998 <br /> <br />IN REPLY REFER TO CASE NO. 98-08-406A <br /> <br />Community: EI Paso County, Colorado <br />Community No.: 080059 <br />Map Panel Affected: 08041 C0277 F <br />Map Effective Date: March 17, 1997 <br /> <br />LETTER OF MAP AMENDMENT <br />218-70-RS <br /> <br />We reviewed a request dated July 23, 1998, for a Letter of Map Amendment. All required information for this <br />request was received on September 8, 1998. Using the information submitted and the effective National Flood <br />Insurance Program (NFIP) map, we determined portions of the property des<'ribed below are in a Special Flood <br />Hazard Area (SFHA), the area that would be inundated by the flood having a I-percent chance of being equaled or <br />exceeded in any given year (base flood); however, the structure on the property is not in the SFHA. <br /> <br />Property Description: Lot 32, Block 6, Knollwood Estates Filing No.2, as described in the Warranty Deed <br />recorded in Book 6856, Page 848, in the Office of the Recorder, EI Paso County, <br />Colorado <br /> <br />Street Address: 18145 Lake View Lane <br /> <br />Flooding Source: Dirty Woman Creek <br /> <br />This letter amends the above-referenced NFIP map to remove the structure from the SFHA. The structure is now <br />in Zone X (unshaded), an area of minimal flooding outside the SFHA. Flood insurance coverage for the structure <br />may be available under a low-cost policy (see enclosed document). Because portions of the property remain in the <br />SFHA, any future construction or substantial improvement on the property remains subject to Federal, State, and local <br />regulations for floodplain management. <br /> <br />A portion of this property is located within the regulatory floodway for Dirty Woman Creek. The regulatory floodway <br />is the area that must be maintained in an unobstructed condition in order to prevent unacceptable increases in flood <br />levels. In accordance with Paragraph 6O.3(d)(3) of the NFIP regulations, no encroachment (including fill) may take <br />place within a regulatory floodway if that encroachment would cause an increase in flood levels. The regulatory <br />floodway is adopted and enforced by the community, and any proposed revision to the regulatory floodway must be <br />submitted by community officials to the Federal Emergency Management Agency (FEMA) for comment and possible <br />revision to the NFIP map. The community should contact the Director, Mitigation Division of FEMA in Denver, <br />Colorado, at (303) 235-4830 for guidance on the specific information required for the review. <br /> <br />The enclosed document provides additional information about Letters of Map Amendment.
