All required information for this <br />request was received on August 3, 1998. Using the information submitted and the effective National Flood Insurance <br />Program (NFIP) map, we determined portions of the property described below are in a Special Flood Hazard Area <br />(SFHA), the area that would be inundated by the flood having a I-percent chance of being equaled or exceeded in any <br />given year (base flood); however, the structure on the property is not in the SFHA. <br /> <br />Property Description: Lot 12, Block 4, Thunderbird Estates, as shown on the Plat recorded as Reception <br />No. 509211 in Book 1-2, Page 97, in the Office of the Recorder, EI Paso County, <br />Colorado <br /> <br />Street Address: 73 EI Dorado Lane <br /> <br />Flooding Source: Monument Creek <br /> <br />This letter amends the above-referenced NFIP map to remove the structure from the SFHA. The structure is now <br />in Zone X (shaded), an area of moderate flooding outside the SFHA. Flood insurance coverage for the structure may <br />be available under a low-cost policy (see enclosed document). Because portions of the property remain in the SFHA, <br />any future construction or substantial improvement on the property remains subject to Federal, State, and local <br />regulations for floodplain management. <br /> <br />A portion of this property is located within the regulatory floodway for Monument Creek. The regulatory floodway <br />is the area that must be maintained in an unobstructed condition in order to prevent unacceptable increases in flood <br />levels. Therefore, no construction may take place in a regulatory floodway that would cause any increase in the base <br />flood level. The regulatory floodway is adopted and enforced by the community, and any proposed revision to the <br />regulatory floodway must be submitted by community officials to the Federal Emergency Management Agency <br />(FEMA) for comment and possible revision to the NFIP map. The community should contact the Director, Mitigation <br />Division of FEMA in Denver, Colorado, at (303) 235-4830 for guidance on the data that must be submitted to revise <br />a regulatory floodway. <br /> <br />The enclosed document provides additional information about Letters of Map Amendment.
