Federal Emergency Management Agency
Washington, D.C. 20472
JUL 2 1 1998

Il~
Colorado Springs, Colorado 80918

IN REPLY REFER TO CASE NO. 98-08-362A
Community: City of Colorado Springs, Colorado
Community No.: 080060
Map Panel Affected: 08041C0516 F
Map Effective Date: March 17, 1997
218- 70-0S

Dear

We reviewed your request dated June 17, 1998, for a Letter of Map Amendment. All required information for this
request was received on July 7, 1998. Using the information submitted and the effective National Flood Insurance
Program (NFIP) map, we determined portions of the property described below are in a Special Flood Hazard Area
(SFHA), the area that would be inundated by the flood having a I-percent chance of being equaled or exceeded in any
given year (base flood); however, the structure on the property is not in the SFHA.

Property Description: Lot 14, Block 1, Quail Meadows Filing No.2, as shown on the Plat recorded in
Book G3, Page 57, in the Office of the Recorder, EI Paso County, Colorado

Street Address: 6830 Snowbird Drive

Flooding Source: Cottonwood Creek

The structure is correctly shown outside the SFHA on the above-referenced NFIP map. The structure is in Zone X
(unshaded), an area of minimal flooding outside the SFHA. Because portions of the property remain in the SFHA,
any future construction or substantial improvement on the property remains subject to Federal, State, and local
regulations for floodplain management.

A portion of this property is located within the regulatory floodway for Cottonwood Creek. The regulatory floodWay
is the area that must be maintained in an unobstructed condition in order to prevent unacceptable increases in flood
levels. In accordance with Paragraph 6O.3(d)(3) of the NFIP regulations, no encroachment (including fill) may take
place within a regulatory floodway if that encroachment would cause an increase in flood levels. The regulatory
floodway is adopted and enforced by the community, and any proposed revision to the regulatory floodway must be
submitted by community officials to the Federal Emergency Management Agency (FEMA) for comment and possible
revision to the NFIP map. The community should contact the Director, Mitigation Division of FEMA in Denver,
Colorado, at (303) 235-4830 for guidance on the specific information required for the review.

The enclosed document provides additional information about Letters of Map Amendment. Magee of our staff in Washington, DC, either by telephone at
(202) 646-8242 or by facsimile at (202) 646-4596.

Sincerely,

'\~~- ~.~

Matthew B.
