IN REPLY REFER TO CASE NO. 98-08-119A
Community: Jefferson County, Colorado
Community No.: 080087
Map Panel Affected: 0390 B
Map Effective Date: August 5, 1986

Dear Ms. Lawrence:

\

We reviewed a request dated December 29, 1997, from for reissuance of a Letter of Map
Revision (LOMR) dated February 19, 1982, for the property described below. Using the effective National Flood
Insurance Program (NFIP) map, we determined portions of the property described below are in a Special Flood
Hazard Area (SFHA), the area that would be inundated by the flood having a I-percent chance of being equaled or
exceeded in any given year (base flood); however, the structures on the property are not in the SFHA. This property
was elevated by the placement of fill after the date of the earliest NFIP map showing the area in the SFHA,

Property Description: Lots 1 through 8, 20, and 21, Block 2; Lots 6 through 21 and 23 through 41,
Block 3; Lots 10 through 16, 22, 23, and 24, Block 4; Lots 1 through 12, Block 5;
Lots 1 through 11, Block 6; Lots 1 through 12, Block 7; Lots 1,2, and 16 through
19, Block 8; Lots 9 through 20, Block 10; and Lots 1 through 7, Block 12; Wingate
South Subdivision, as shown on the Plat recorded as Map No. 37, Plat
No. S24-1O-80, in the Office of the Recorder, Jefferson County, Colorado

Flooding Source: Massey Draw

The February 19 LOMR that revised the NFIP map for the above-referenced community, dated July 5, 1977, has been
superseded. This letter revises the effective NFIP map to remove the structures from the SFHA. The structures are
now in Zone C, an area of minimal flooding outside the SFHA. Flood insurance coverage for the structures may be
available under a low-cost policy (see enclosed document). Because portions of the property remain in the SFHA,
any future construction or substantial improvement on the property remains subject to Federal, State, and local
regulations for floodplain management.

The enclosed document provides additional information about LOMRs, If you have any questions about this letter,
please contact Ms. Agnes De Coca of our staff in Washington, DC, either by telephone at (202) 646-2746 or by
facsimile at (202) 646-4596.

Sincerely,
