Using the effective National Flood <br />Insurance Program (NFIP) map, we determined portions of the property described below are in a Special Flood <br />Hazard Area (SFHA), the area that would be inundated by the flood having a I-percent chance of being equaled or <br />exceeded in any given year (base flood); however, the structures on the property are not in the SFHA. This property <br />was elevated by the placement of fill after the date of the earliest NFIP map showing the area in the SFHA, <br /> <br />Property Description: Lots 1 through 8, 20, and 21, Block 2; Lots 6 through 21 and 23 through 41, <br />Block 3; Lots 10 through 16, 22, 23, and 24, Block 4; Lots 1 through 12, Block 5; <br />Lots 1 through 11, Block 6; Lots 1 through 12, Block 7; Lots 1,2, and 16 through <br />19, Block 8; Lots 9 through 20, Block 10; and Lots 1 through 7, Block 12; Wingate <br />South Subdivision, as shown on the Plat recorded as Map No. 37, Plat <br />No. S24-1O-80, in the Office of the Recorder, Jefferson County, Colorado <br /> <br />Flooding Source: Massey Draw <br /> <br />The February 19 LOMR that revised the NFIP map for the above-referenced community, dated July 5, 1977, has been <br />superseded. This letter revises the effective NFIP map to remove the structures from the SFHA. The structures are <br />now in Zone C, an area of minimal flooding outside the SFHA. Flood insurance coverage for the structures may be <br />available under a low-cost policy (see enclosed document).
