All required information for <br />this request was received on November 24, 1997. Using the information submitted and the effective National Flood <br />Insurance Program (NFIP) map, we determined the property described below is not in a Special Flood Hazard Area <br />(SFHA), the area that would be inundated by the flood having a I-percent chance of being equaled or exceeded in any <br />given year (base flood). <br /> <br />Property Description: A portion of Lot 14, Block 5, Youngfield Village, as shown on the Plat recorded in <br />Book 1481, Page 379, in the Office of the Recorder, Jefferson County, Colorado <br /> <br />Street Address: 5643 Xenon Way <br /> <br />Flooding Source: Van Bibber Creek <br /> <br />The legal description mentioned above is as follows: <br /> <br />BEGINNING at the northwest corner of Lot 14; thence 50.26 feet along the north lot line; thence <br />S 17008'09" E, 46.71 feet; thence S 24011'45" E, 43.64 feet; thence S 09051'48" W, 52.29 feet; thence <br />S 82003'54" W, 114.21 feet; thence N 07056'06" W, 23.61 feet; thence N 17042'07" E, 148.98 feet to the <br />POINT OF BEGINNING. <br /> <br />This letter amends the above-referenced NFIP map to remove the property from the SFHA. The property is now in <br />Zone B, an area of moderate flooding outside the SFHA. <br /> <br />The enclosed document provides additional information about Letters of Map Amendment.
