In a letter dated
November 28,2000, Mr. David D. Vanderhoofven, P.E., P.L.S., Project Engineer, Civil Design Group, Inc.,
requested that FEMA revise the FIRM and FIS report to show the effects ofthe following physical changes
associated with the Cottonwood West Industrial Park in the Ralston Creek floodplain:

. Channelization and placement of fill in the floodplain along the north bank of Ralston Creek from Joyce
Street to Croke Canal,

. An existing overchute and side channel spillway for Ralston Creek at Croke Canal, and

. Existing changes in grade associated with a trail system.

This request follows up on a Conditional Letter of Map Revision issued on October 1, 1997.

All data required to complete our review of this request were submitted with letters from Mr. James E. Root,
P.E., City Engineer, Public Works Department, City of Arvada, and Mr. Vanderhoofven.

We have completed our review of the submitted data and the flood data shown on the effective FIRM and in
the effective FIS report. The revision request, as shown on the effective FIRM for your community, affects
the Special Flood Hazard Area (SFHA), the area that would be inundated by the flood having a I -percent
chance of being equaled or exceeded in any given year (base flood), designated Zone A, with no Base Flood
Elevations determined. We have revised the FIRM to modify the floodplain boundary delineations of the
base flood along Ralston Creek from approximately 60 feet downstream to approximately 200 feet upstream
of Croke Canal. As a result of the modifications, the width of the SFHA increased in some areas and
decreased in other areas. The modifications are shown on the enclosed annotated copy of FIRM Panel 0160
B. This Letter of Map Revision (LOMR) hereby revises the above-referenced panel of the effective FIRM
dated August 5, 1986, as previously revised by a LOMR dated May 5, 1993 (Case No. 93-08-062P).

Because this revision request also affects the City of Arvada, a separate LOMR for that community was
issued on the same date as this LOMR.
