<br />We reviewed a request dated February 6, 1998, from for a Letter of Map Revision
<br />(LOMR). All required information for this request was received on March 12, 1998. Using the information
<br />submitted and the effective National Flood Insurance Program (NFIP) map, we determined the property
<br />described below is not in a Special Flood Hazard Area (SFHA), the area that would be inundated by the flood
<br />having a I-percent chance of being equaled or exceeded in any given year (base flood). This property was
<br />elevated by the placement of fill after the date of the earliest NFIP map showing the area in the SFHA.
<br />
<br />Property Description: Lots 1 through 8, Block 1, Lots 12, 13, and 14, Block 3, and Lots 1, 2, and 3,
<br />Block 4, Stroh Ranch Filing No. 2B; Lots 16, 17, 18,25,26, and 27, Block 1,
<br />and Lots 19 through 25, Block 2, Stroh Ranch Filing No. 2C; Tract A and
<br />Lots 53 through 60, Block 1, Stroh Ranch Filing No.3; and Lots 32,37, 38,
<br />and 39, Block 1, Stroh Ranch Filing No.4, as shown on the Plats recorded as
<br />Reception Nos. 9017409, 9226762, 8803043, and 8803044, all in the Office of
<br />the Recorder, Douglas County, Colorado

<br />This letter revises the above-referenced NFIP map to remove the property from the SFHA. The property is now
<br />in Zone X (shaded), an area of moderate flooding outside the SFHA.
<br />
<br />This letter corrects the map effective date shown in the LOMR dated October 13, 1992.
<br />
<br />This LOMR removes the property from the SFHA designated by the Federal Emergency Management Agency
<br />(FEMA). In addition, because Lots 1 and 2, Block 1, Stroh Ranch Filing No. 2B are above the base flood
<br />elevation, these lots are not within the regulatory floodway shown on the NFIP map. The regulatory floodway
<br />is adopted and enforced by your community, and any proposed revision to the regulatory floodway must be
<br />submitted by community officials to FEMA for comment and possible revision to the NFIP map. The
<br />community should contact the Director, Mitigation Division of FEMA in Denver, Colorado, at (303) 235-4830
<br />for guidance on the data that must be submitted to revise a regulatory floodway.
<br />
<br />Although the criteria for removal of a parcel of land based on fill have been met for this request, we encourage
<br />you to require that both the lowest adjacent grade (lowest ground touching the structure) and the lowest floor
<br />(including basement/crawl space) of each structure placed on the property be elevated to a level at or above the
<br />base flood elevation.
