All required information for this request was received <br />on February 13, 1998. Using the information submitted and the effective National Flood Insurance Program (NFIP) <br />map, we determined portions of the property described below are in a Special Flood Hazard Area (SFHA), the area <br />that would be inundated by the flood having a I-percent chance of being equaled or exceeded in any given year (base <br />flood); however, the structure on the property is not in the SFHA. <br /> <br />Property Description: Lot 25, Block 2, The Preserve at Greenwood Village Filing No.1, as shown on the <br />Plat recorded as Reception No. 54059 in Book 103, Pages 53 and 54, in the Office <br />of the County Clerk and Recorder, Arapahoe County, Colorado <br /> <br />Street Address: 5675 South Grape Court <br /> <br />Flooding Source: Greenwood Gulch <br /> <br />This letter amends the above-referenced NFIP map to remove the structure from the SFHA. The structure is now <br />in Zone X (unshaded), an area of minimal flooding outside the SFHA. Flood insurance coverage for the structure <br />may be available under a low-cost policy (see enclosed document). Because portions of the property remain in the <br />SFHA, any future construction or substantial improvement on the property remains subject to Federal, State, and local <br />regulations for floodplain management. <br /> <br />A portion of this property is located within the regulatory floodway for Greenwood Gulch. The regulatory floodway <br />is the area that must be maintained in an unobstructed condition in order to prevent unacceptable increases in flood <br />levels. Therefore, no construction may take place in a regulatory floodway that would cause any increase in the base <br />flood level. The regulatory floodway is adopted and enforced by the community, and any proposed revision to the <br />regulatory floodway must be submitted by community officials to the Federal Emergency Management <br />Agency (FEMA) for comment and possible revision to the NFIP map. The community should contact the Director, <br />Mitigation Division of FEMA in Denver, Colorado, at (303) 235-4830 for guidance on the data that must be submitted <br />to revise a regulatory floodway. <br /> <br />The enclosed document provides additional information about Letters of Map Amendment.
