All <br />required information for this request, including the required review and processing fee, was received on March 20, <br />1998. Using the information submitted and the effective National Flood Insurance Program (NFIP) map, we <br />determined the property described below is not in a Special Flood Hazard Area (SFHA), the area that would be <br />inundated by the flood having a I-percent chance of being equaled or exceeded in any given year (base flood). This <br />property was elevated by the placement of fill after the date of the earliest NFIP map showing the area in the SFHA. <br /> <br />Property Description: Lots 15 through 27,30,31, and 32, River West P.U.D. Subdivision, as shown on <br />the Plat recorded as Reception No. 97074172 in the Office of the Recorder, Larimer <br />County, Colorado <br /> <br />Street Address: Rivers Edge Road <br /> <br />Flooding Source: Cache La Poudre River <br /> <br />This letter revises the above-referenced NFIP map to remove the property from the SFHA. The property is now in <br />Zone B, an area of moderate flooding outside the SFHA. <br /> <br />Although the criteria for removal of a parcel of land based on fill have been met for this request, we encourage you <br />to require that both the lowest adjacent grade (lowest ground touching the structure) and the lowest floor (including <br />basement/crawl space) of each structure placed on the property be elevated to a level at or above the base flood <br />elevation. <br /> <br />The enclosed document provides additional information about Letters of Map Revision.
