Federal Emergency Management Agency
Washington, D.C. 20472
NOV 0 2 1998

IN REPLY REFER TO CASE NO. 99-08-013A

Community: City and County of Denver, Colorado
Community No.: 080046
Map Panel Affected: 0018 C
Map Effective Date: September 28, 1990

LETTER OF MAP AMENDMENT
218-70-0S

We reviewed a request dated October 1, 1998, for a Letter of Map Amendment. All required information for this
request was received on October 26, 1998. Using the information submitted and the effective National Flood
Insurance Program (NFIP) map, we determined portions of the property described below are in a Special Flood
Hazard Area (SFHA), the area that would be inundated by the flood having a I-percent chance of being equaled or
exceeded in any given year (base flood); however, the structure on the property are not in the SFHA.

Property Description: Lots 15, 16, and 17, Block 3, Lawndale, as described in the Warranty Deed
recorded in Book 001, Page 322. in the Office of the Recorder, Denver County,
Colorado

Street Address: 2160 South Sherman Street

Flooding Source: Harvard Gulch Sheetflow

The structure is correctly shown outside the SFHA on the above-referenced NFIP map. The structure is in Zone X
(unshaded), an area of minimal flooding outside the SFHA. Because portions of the property remain in the SFHA,
any future construction or substantial improvement on the property remains subject to Federal, State, and local
regulations for floodplain management.

The. enclosed document provides additional information about Letters of Map Amendment. If you have any questions
about this letter, please contact Ms. Sally P. Magee of our staff in Washington, DC, either by telephone at
(202) 646-8242 or by facsimile at (202) 646-4596.

Sincerely,

"'~~. '\~

Matthew B.
