All required information for <br />this request, including the required review and processing fee, was received on December 21, 1998. Using the <br />information submitted and the effective National Flood Insurance Program (NFIP) map, we determined the structure <br />on the property described below is in a Special Flood Hazard Area (SFHA), the area that would be inundated by the <br />flood having a I-percent chance of being equaled or exceeded in any given year (base flood). The structure, as shown <br />on the effective NFIP map, remains in the SFHA designated Zone AE. This property was elevated by the placement <br />of fill after the date of the earliest NFIP map showing the area in the SFHA. <br /> <br />Property Description: Portion of Section 15, Township 3 South, Range 68 West, Sixth Principal Meridian, <br />as described in the Deed of Trust recorded as Instrument No. 00173562 in the <br />Office of the Recorder, Denver County, Colorado <br /> <br />Street Address: 5005 Washington Street <br /> <br />Flooding Source: South Platte River (West Bank Split Flow) <br /> <br />The elevations of both the lowest adjacent grade to a structure (the lowest ground touching the structure) and the <br />lowest floor (including basement/crawl space) must be at or above the base flood elevation (BFE) for the structure <br />to be outside the SFHA. Your submission included two elevation certificates providing different elevations of the <br />lowest adjacent grade. Because both of the elevations of the lowest adjacent grade to the structure, 5,140.1 feet and <br />5,141.1 feet, are lower than the BFE, 5,141.3 feet, the structure is within the SFHA; therefore, flood insurance is <br />required. These elevations are referenced to the National Geodetic Vertical Datum of 1929. This determination is <br />based on the flood data presently available. <br /> <br />Should you wish to resubmit this request, the NFIP regulations provide a period of 90 days from the date of this letter <br />for resubmission of revised data without repayment of review and processing fee. Data submitted after 90 days will <br />be subject to all submittal/payment procedures. <br /> <br />The enclosed document provides additional information about your options for obtaining a LOMR.
