All required <br />information for this request was received on March 24, 1998. Using the information submitted and the effective <br />National Flood Insurance Program (NFIP) map, we determined portions of the property described below are in a <br />Special Flood Hazard Area (SFHA), the area that would be inundated by the flood having a I-percent chance of being <br />equaled or exceeded in any given year (base flood); however, the structures on the property are not in the SFHA. <br />This property was elevated by the placement of fill after the date of the earliest NFIP map showing the area in the <br />SFHA. <br /> <br />Property Description: Lots 33, 34,41, and 42, Block I, Lawndale, as described in the Warranty Deed <br />recorded as Reception No. 9400067521, in the Office of the Recorder, Denver <br />County, Colorado <br /> <br />Street Addresses: 2167/2165 and 2127/2125 South Lincoln Street <br /> <br />Flooding Source: Harvard Gulch Sheet flow <br /> <br />This letter revises the above-referenced NFIP map to remove the duplex structure on Lots 33 and 34 from the SFHA. <br />The structure is now in Zone X (unshaded), an area of minimal flooding outside the SFHA. Flood insurance coverage <br />for the structure may be available under a low-cost policy (see enclosed document). Because portions of the property <br />remain in the SFHA, any future construction or substantial improvement on the property remains subject to Federal, <br />State, and local regulations for floodplain management. <br /> <br />This letter corrects the determination given in the Letter of Map Revision Based on Fill dated April 19, 1995, for <br />Lots 33, 34, 41, and 42. The April 19 LOMR inadvertently removed the duplex structure on Lots 41 and 42. A <br />determination for Lots 41 and 42 can be made when similar technical data, as required by the April 19 LOMR for <br />Lots 35 through 40, is submitted to the Federal Emergency Management Agency for review. <br /> <br />The enclosed document provides additional information about Letters of Map Revision.
