All required information for tlm <br />request, including the required review and processing fee, was received on February 23, 1999. Using the information <br />submitted and the effective National Flood Insurance Program (NFIP) map, we determined the property described <br />below is not in a Special Flood Hazard Area (SFHA), the area that would be inundated by the flood having a I-percent <br />chance of being equaled or exceeded in any given year (base flood). This property was elevated by the placement of <br />fill after the date of the earliest NFIP map showing the area in the SFHA. <br /> <br />Property Description: Lots 32 through 35, Lot 36 except the southeast 10 feet, Lot 37 except the northwest <br />10 feet, and Lots 38, 39, and 40, Block 2; Lots 46 through 59, Block 3; Lots 5 <br />through 9, Block 4; Lots 1 through 8, Lot 9 except the north 10 feet, and Lots 10 <br />through 14, Block 5, Westwood Village Second Filing, as shown on the Plat <br />recorded as Instrument No. 2607492, in the Office of the Recorder , Weld County, <br />Colorado <br /> <br />Flooding Source: Cache La Poudre River <br /> <br />This letter revises the above-referenced NFIP map to remove the property from the SFHA. The property is now in <br />Zone B, an area of moderate flooding outside the SFHA. Because portions of the property remain in the SFHA, any <br />future construction or substantial improvement on the property remains subject to Federal, State, and local regulations <br />for floodplain management. <br /> <br />Although the criteria for removal of a parcel of land based on fill have been met for this request, we encourage you <br />to require that both the lowest adjacent grade (lowest ground touching the structure) and the lowest floor (including <br />basement/crawl space) of each structure placed on the property be elevated to a level at or above the base flood <br />elevation. <br /> <br />The enclosed document provides additional information about Letters of Map Revision.
