All required information for this <br />request was received on August 7, 1998. Using the information submitted and the effective National Flood Insurance <br />Program (NFIP) map, we determined the property described below is not in a Special Flood Hazard Area (SFHA), <br />the area that would be inundated by the flood having a I-percent chance of being equaled or exceeded in any given <br />year (base flood). <br /> <br />Property Description: A portion of Section 34, Towl'~ltip 5 North, Range 66 West, Sixth Principal <br />Meridian, as described in the Quit t:laim Deed recorded as Instrument No. 2408992 <br />in Book 1461, Page 488, in the Office of the Recorder, Weld County, Colorado <br /> <br />Street Address: <br /> <br />15600 Weld County Road 396 <br /> <br />Flooding Sources: <br /> <br />South Platte River and Big Thompson River <br /> <br />The legal description of the portion mentioned above is as follows: <br /> <br />BEGINNING at the northeast comer of Section 34; thence S 75012'02 W, 1,287.87 feet to the southerly <br />right-of-way line of Weld County Road 396 and the TRUE POINT OF BEGINNING; thence <br />S 58015'12" W, 195.02 feet; thence S 74057'20" W, 103.25 feet; thence N 86017'01" W, 172.75 feet; <br />thence N 82037'44" W, 328.61 feet; thence S 84055'59" W, 211.46 feet; thence S 80006'48" W, 80.05 feet; <br />thence S 83054'27" W, 90.02 feet; thence N 80034'05" W, 91.49 feet; thence N 85020'12" W, 100.08 feet <br />to the east line of Lot I, Dos Rios Estates; thence N 05013'30" E, 67.28 feet to the southerly right-of-way <br />line of Weld County Road 396; thence S 88018'11" E, 1,105.25 feet; thence 102.77 feet along a curve to <br />the right having a radius of 270.00 feet; thence N 69053'15" E, 128.80 feet to the TRUE POINT OF <br />BEGINNING. <br /> <br />This letter amends the above-referenced NFIP map to remove the property from the SFHA. The property is now in <br />Zone C, an area of minimal flooding outside the SFHA. <br /> <br />The enclosed document provides additional information about Letters of Map Amendment.
