All required information for this request, <br />including the required review and processing fee, was received on September 16,1998. Using the information <br />submitted and the effective National Flood Insurance Program (NFIP) map, we determined portions of the property <br />described below are in a Special Flood Hazard Area (SFHA), the area that would be inundated by the flood having <br />a I-percent chance of being equaled or exceeded in any given year (base flood); however, the structure on the property <br />is not in the SFHA. This property was elevated by the placement of fill after the date of the earliest NFIP map <br />showing the area in the SFHA. <br /> <br />Property Description: A portion of Lot 1, Lupton Meadows, as described in the Deed of Trust recorded <br />as Instrument No. 2809475, in the Office of the Recorder, Weld County, Colorado <br /> <br />Street Address: 9999 Weld County Road 25 <br /> <br />Flooding Source: South Platte River <br /> <br />This letter revises the above-referenced NFIP map to remove the structure from the SFHA. The structure is now in <br />Zone C, an area of minimal flooding outside the SFHA. Flood insurance coverage for the structure may be available <br />under a low-cost policy (see enclosed document). Because portions of the property remain in the SFHA, any future <br />construction or substantial improvement on the property remains subject to Federal, State, and local regulations for <br />floodplain management. <br /> <br />The NFIP map affecting the property depicts the SFHA determined using the flood data available, but without <br />performing a detailed engineering analysis or establishing base flood elevations. Determinations based on these flood <br />data are approximate and subject to change. <br /> <br />The enclosed document provides additional information about Letters of Map Revision.
