Federal Emergency Management Agency Washington, D.C. 20472 OCT 02 1998 LETTER OF MAP REVISION BASED ON FILL 218-65-RS Community: Weld County, Colorado Community No.: 080266 Map Panel Affected: 0866 C Map Effective Date: September 28, 1982 IN REPLY REFER TO CASE NO. 98-08-405A We reviewed a request dated July 12, 1998, for a Letter of Map Revision. All required information for this request, including the required review and processing fee, was received on September 16,1998. Using the information submitted and the effective National Flood Insurance Program (NFIP) map, we determined portions of the property described below are in a Special Flood Hazard Area (SFHA), the area that would be inundated by the flood having a I-percent chance of being equaled or exceeded in any given year (base flood); however, the structure on the property is not in the SFHA. This property was elevated by the placement of fill after the date of the earliest NFIP map showing the area in the SFHA. Property Description: A portion of Lot 1, Lupton Meadows, as described in the Deed of Trust recorded as Instrument No. 2809475, in the Office of the Recorder, Weld County, Colorado Street Address: 9999 Weld County Road 25 Flooding Source: South Platte River This letter revises the above-referenced NFIP map to remove the structure from the SFHA. The structure is now in Zone C, an area of minimal flooding outside the SFHA. Flood insurance coverage for the structure may be available under a low-cost policy (see enclosed document). Because portions of the property remain in the SFHA, any future construction or substantial improvement on the property remains subject to Federal, State, and local regulations for floodplain management. The NFIP map affecting the property depicts the SFHA determined using the flood data available, but without performing a detailed engineering analysis or establishing base flood elevations. Determinations based on these flood data are approximate and subject to change. The enclosed document provides additional information about Letters of Map Revision.
