<br />Dear Mayor Miller:
<br />
<br />We reviewed a request dated May 6, 1998, from P.E., TST, Inc., Consulting Engineers,
<br />for a Letter of Map Revision. All required information for this request, including the required review and
<br />processing fee, was received on June 4, 1998. Using the information submitted and the effective National Flood
<br />Insurance Program (NFIP) map, we determined the property described below is not in a Special Flood Hazard
<br />Area (SFHA), the area that would be inundated by the flood having a I-percent chance of being equaled or
<br />exceeded in any given year (base flood). This property was elevated by the placement of fill after the date of
<br />the earliest NFIP map showing the area in the SFHA.

<br />Property Description: Lots 1 through 5 and 18 through 25, Block 3; Tracts B, C, D, E, F, H, and I;
<br />Water Valley Subdivision, Filing Two, Phase One, as shown on the Plat
<br />recorded in Book 1638, Page 108, and a portion of Section 28,
<br />Township 6 North, Range 67 West, Sixth Principal Meridian, in the Office of
<br />the Recorder, Weld County, Colorado
<br />
<br />Flooding Source: Cache La Poudre River
<br />
<br />The legal description of the portion mentioned above is as follows:

<br />COMMENCING at the northeast corner of Section 28; thence S 15006' 13" W, 2,593.58 feet to the
<br />POINT OF BEGINNING; thence S 30055'17" W, 236.52 feet; thence S 46054'59" W, 205.52 feet;
<br />thence S 69015'30" E, 383.21 feet; thence S 62029'05" E, 110.52 feet; thence S 61013'23" E,
<br />175.30 feet; thence N 63010'57" E, 270.66 feet; thence N 00014'45" W, 453.24 feet; thence
<br />N 61014'07" W, 181.57 feet; thence S 41014'07" W, 64.19 feet; thence S 90000'00" W, 376.53 feet
<br />to the POINT OF BEGINNING.

<br />This letter revises the above-referenced NFIP map to remove the property from the SFHA. The property is
<br />now in Zone X (shaded), an area of moderate flooding outside the SFHA.
<br />
<br />Although the criteria for removal of a parcel of land based on fIll have been met for this request, we encourage
<br />you to require that both the lowest adjacent grade (lowest ground touching the structure) and the lowest floor
<br />(including basement/crawl space) of each structure placed on the property be elevated to a level at or above the
<br />base flood elevation.
