Dear Mayor Berens:

We reviewed a request dated December 15, 1997, from
for a Letter of Map Revision. All required information for this request, including the required
review and processing fee, was received on January 16, 1998. Using the information submitted and the
effective National Flood Insurance Program (NFIP) map, we determined the property described below is not
in a Special Flood Hazard Area (SFHA), the area that would be inundated by the flood having a I-percent
chance of being equaled or exceeded in any given year (base flood). This property was elevated by the
placement of fill after the date of the earliest NFIP map showing the area in the SFHA.

Property Description: Lots 8 through 30, 39, 45 through 48,55 through 58, and 83, The Broadlands
Filing No.3, and Lots 39 through 44, The Broad1ands Filing No.2, as shown
on the Plats recorded as Reception No. C0327278, File No. 17, Map No. 741,
and Reception No. C0315958, File No. 17, Map No. 736, in the Office of the
County Clerk and Recorder, Adams County, Colorado

Flooding Source: Quail Creek

This letter revises the above-referenced NFIP map to remove the property from the SFHA. The property is
now in Zone X (unshaded), an area of minimal flooding outside the SFHA. Because portions of the property
remain in the SFHA, any future construction or substantial improvement on the property remains subject to
Federal, State, and local regulations for floodplain management.

Although the criteria for removal of a parcel of land based on fill have been met for this request, we encourage
you to require that both the lowest adjacent grade (lowest ground touching the structure) and the lowest floor
(including basement/crawl space) of each structure placed on the property be elevated to a level at or above the
base flood elevation.
