All required information for this request, including the required <br />review and processing fee, was received on January 16, 1998. Using the information submitted and the <br />effective National Flood Insurance Program (NFIP) map, we determined the property described below is not <br />in a Special Flood Hazard Area (SFHA), the area that would be inundated by the flood having a I-percent <br />chance of being equaled or exceeded in any given year (base flood). This property was elevated by the <br />placement of fill after the date of the earliest NFIP map showing the area in the SFHA. <br /> <br />Property Description: Lots 8 through 30, 39, 45 through 48,55 through 58, and 83, The Broadlands <br />Filing No.3, and Lots 39 through 44, The Broad1ands Filing No.2, as shown <br />on the Plats recorded as Reception No. C0327278, File No. 17, Map No. 741, <br />and Reception No. C0315958, File No. 17, Map No. 736, in the Office of the <br />County Clerk and Recorder, Adams County, Colorado <br /> <br />Flooding Source: Quail Creek <br /> <br />This letter revises the above-referenced NFIP map to remove the property from the SFHA. The property is <br />now in Zone X (unshaded), an area of minimal flooding outside the SFHA. Because portions of the property <br />remain in the SFHA, any future construction or substantial improvement on the property remains subject to <br />Federal, State, and local regulations for floodplain management. <br /> <br />Although the criteria for removal of a parcel of land based on fill have been met for this request, we encourage <br />you to require that both the lowest adjacent grade (lowest ground touching the structure) and the lowest floor <br />(including basement/crawl space) of each structure placed on the property be elevated to a level at or above the <br />base flood elevation. <br />
