All required information for this request <br />was received on August 19, 1998. Using the information submitted and the effective National Flood Insurance <br />Program (NFIP) map, we determined portions of the property described below are in a Special Flood Hazard Area <br />(SFHA), the area that would be inundated by the flood having a I-percent chance of being equaled or exceeded in any <br />given year (base flood); however, the structure on the property is not in the SFHA. <br /> <br />Property Description: A portion of Section 34, Township 3 South, Range 64 West, Sixth Principal <br />Meridian, as described in the Warranty Deed recorded in Book 5069, Pages 802 and <br />803, in the Office of the Recorder, Adams County, Colorado <br /> <br />Street Address: 1562 Monroe Street <br /> <br />Flooding Source: Comanche Creek <br /> <br />This letter revises the above-referenced NFIP map to remove the structure from the SFHA. The structure is now in <br />Zone X (unshaded), an area of minimal flooding outside the SFHA. Flood insurance coverage for the structure may <br />be available under a low-cost policy (see enclosed document). Because portions of the property remain in the SFHA, <br />any future construction or substantial improvement on the property remains subject to Federal, State, and local <br />regulations for floodplain management. <br /> <br />This Letter of Map Revision removes the structure from the SFHA designated by the Federal Emergency Management <br />Agency (FEMA). In addition, because the structure is above the base flood elevation, it is not within the regulatory <br />floodway shown on the NFIP map. The regulatory floodway is adopted and enforced by your community, and any <br />proposed revision to the regulatory floodway must be submitted by community officials to FEMA for comment and <br />possible revision to the NFIP map. The community should contact the Director, Mitigation Division of FEMA in <br />Denver, Colorado, at (303) 235-4830 for guidance on the data that must be submitted to revise a regulatory floodway. <br /> <br />The enclosed document provides additional information about Letters of Map Revision.
