All required information for this request was received on December 17, 1997. Using the <br />information submitted and the effective National Flood Insurance Program (NFIP) map, we determined the property <br />described below is not in a Special Flood Hazard Area (SFHA), the area that would be inundated by the flood having <br />a I-percent chance of being equaled or exceeded in any given year (base flood). This property was elevated by the <br />placement of fill after the date of the earliest NFIP map showing the area in the SFHA. <br /> <br />Property Description: Lots I through 5 and the southerly 350 feet of Lot 6, Block 1, Anderson Industrial <br />Park, as shown on the Plat recorded as Reception No. C0302577, File No. 17, Map <br />No. 710, in the Office of the Recorder, Adams County, Colorado <br /> <br />Flooding Source: South Platte River (Westbank Split Flow) <br /> <br />This letter revises the above-referenced NFIP map to remove the property from the SFHA. The property is now in <br />Zone X (shaded), an area of moderate flooding outside the SFHA. Because portions of the property remain in the <br />SFHA, any future construction or substantial improvement on the property remains subject to Federal, State, and local <br />regulations for floodplain management. <br /> <br />The enclosed document provides additional information about Letters of Map Revision.
