All required information for this request was received on October 28, 1997. Using the information submitted and the effective National Flood Insurance Program (NFIP) map, we determined the structure on the property described below is in a Special Flood Hazard Area (SFHA), the area that would be inundated by the flood having a I-percent chance of being equaled or exceeded in any given year (base flood). The structure, as shown on the effective NFIP map, remains in the SFHA designated Zone AE. Property Description: Lot 15, Mel-Mon Subdivision, as described in the Warranty Deed recorded as Reception No. F0313350, in the Office of the Recorder, Jefferson County, Colorado Street Address: 6023 Balsam Street Flooding Source: Ralston Creek The elevation of the lowest adjacent grade to a structure (the lowest ground touching the structure) must be at or above the base flood elevation (BFE) for the structure to be outside the SFHA. Because the elevation of the lowest adjacent grade to the structure, 5,323.0 feet, is lower than the BFE, 5,325.0 feet, the structure is within the SFHA. These elevations are referenced to the National Geodetic Vertical Datum of 1929. A portion of this property is located within the regulatory floodway for Ralston Creek. The regulatory floodway is the area that must be maintained in an unobstructed condition in order to prevent unacceptable increases in flood levels. Therefore, no construction may take place in a regulatory floodway that would cause any increase in the base flood level. The regulatory floodway is adopted and enforced by the community, and any proposed revision to the regulatory floodway must be submitted by community officials to the Federal Emergency Management Agency (FEMA) for comment and possible revision to the NFIP map. The community should contact the Director, Mitigation Division of FEMA in Denver, Colorado, at (303) 235-4830 for guidance on the data that must be submitted to revise a regulatory floodway. This determination is based on the flood data presently available. The enclosed document provides additional information about your options for obtaining a Letter of Map Amendment.
