All required information <br />for this request was received on October 28, 1997. Using the information submitted and the effective National Flood <br />Insurance Program (NFIP) map, we determined the structure on the property described below is in a Special Flood <br />Hazard Area (SFHA), the area that would be inundated by the flood having a I-percent chance of being equaled or <br />exceeded in any given year (base flood). The structure, as shown on the effective NFIP map, remains in the SFHA <br />designated Zone AE. <br /> <br />Property Description: Lot 15, Mel-Mon Subdivision, as described in the Warranty Deed recorded as <br />Reception No. F0313350, in the Office of the Recorder, Jefferson County, <br />Colorado <br /> <br />Street Address: <br /> <br />6023 Balsam Street <br /> <br />Flooding Source: <br /> <br />Ralston Creek <br /> <br />The elevation of the lowest adjacent grade to a structure (the lowest ground touching the structure) must be at or <br />above the base flood elevation (BFE) for the structure to be outside the SFHA. Because the elevation of the lowest <br />adjacent grade to the structure, 5,323.0 feet, is lower than the BFE, 5,325.0 feet, the structure is within the SFHA. <br />These elevations are referenced to the National Geodetic Vertical Datum of 1929. <br /> <br />A portion of this property is located within the regulatory floodway for Ralston Creek. The regulatory floodway is <br />the area that must be maintained in an unobstructed condition in order to prevent unacceptable increases in flood <br />levels. Therefore, no construction may take place in a regulatory floodway that would cause any increase in the base <br />flood level. The regulatory floodway is adopted and enforced by the community, and any proposed revision to the <br />regulatory floodway must be submitted by community officials to the Federal Emergency Management Agency <br />(FEMA) for comment and possible revision to the NFIP map. The community should contact the Director, <br />Mitigation Division of FEMA in Denver, Colorado, at (303) 235-4830 for guidance on the data that must be <br />submitted to revise a regulatory floodway. <br /> <br />This determination is based on the flood data presently available. The enclosed document provides additional <br />information about your options for obtaining a Letter of Map Amendment.
