All required information for this request, including the required review <br />and processing fee, was received on April 7, 1998. Using the information submitted and the effective National <br />Flood Insurance Program (NFIP) map, we determined Lots 108 and 109 described below are not in a Special <br />Flood Hazard Area (SFHA), the area that would be inundated by the flood having a I-percent chance of being <br />equaled or exceeded.iI.lany given year (base flood). Also, we determined Lots 110 and 124, as shown on the <br />effective NFIP map,-remain in the SFHA designated Zone A. Although the property is shown on the current <br />NFIP map in the unincorporated areas of Adams County, Colorado, it has been annexed by the City of <br />Westminster. This property was elevated by the placement of fill after the date of the earliest NFIP map <br />showing the area in the SFHA. <br /> <br /> <br />Property Description: Lots 108 and 124, Lexington Subdivision, Sixth Filing, and Lots 109 and 110, <br />Lexington Subdivision, Eighth Filing, as shown on the Plats recorded as <br />Reception Nos. C0240939 and C0335625 in File No. 17, Map Nos. 631 and <br />759, in the Office of the Recorder, Adams County, Colorado <br /> <br />Street Addresses: 14103, 14094, 14119, and 14135 Lexington Circle <br /> <br />Flooding Source: McKay Lake <br /> <br />This letter revises the above-referenced NFIP map to remove Lots 108 and 109 from the SFHA. Lots 108 and <br />109 are now in Zone X (unshaded), an area of minimal flooding outside the SFHA. <br /> <br />Although the criteria for removal of Lots 108 and 109 based on fill have been met for this request, we <br />encourage you to require that both the lowest adjacent grade (lowest ground touching the structure) and the <br />lowest floor (including basement/crawl space) of each structure placed on the property be elevated to a level <br />at or above the base flood elevation. <br /> <br />The elevation of the lowest ground on a lot must be at or above the BFE for the lot to be outside the SFHA. <br />Because the elevation of the lowest ground on each lot listed below is lower than the corresponding BFE, the <br />lots are within the SFHA.
