In a letter dated August 7,2001, , P.E., Gillans, Inc., <br />requested that FEMA revise the FIRM to show the effects of construction of The Haven at York <br />subdivision project along South Wadley Creek. The project included construction of a culvert at York <br />Street, realignment of South Wadley Creek, and channelization from its confluence with Big Dry Creek <br />to the Union Pacific Railroad. This request follows up on a Conditional Letter of Map Revision issued <br />on November 27,2000. <br /> <br />All data required to complete our review of this request were submitted with letters from" <br />l <br /> <br />We have completed our review of the submitted data and the flood data shown on the effective FIRM. <br />We have revised the FIRM to modifY the floodplain boundary delineations of the flood having a <br />I-percent chance of being equaled or exceeded in any given year (base flood) along South Wadley <br />Creek from Big Dry Creek to the Union Pacific Railroad. As a result of the modifications, the width of <br />the Special Flood Hazard Area (SFHA), the area that would be inundated by the base flood, for South <br />Wadley Creek increased in some areas and decreased in other areas. The base flood is contained within <br />the engineered channel along the revised reach. In addition, all increases in SFHA are contained within <br />a drainage easement owned by the City of Thornton. The modifications are shown on the enclosed <br />annotated copy of FIRM Panel 08001C0030 G. This Letter of Map Revision (LOMR) hereby revises <br />the above-referenced panel of the effective FIRM dated August 16,1995. <br /> <br />Because this revision request also affects the unincorporated areas of Adams County, a separate LOMR <br />for that community was issued on the same date as this LOMR. <br /> <br />The modifications are effective as of the date shown above. The map panel as listed above and as <br />modified by this letter will be used for all flood insurance policies and renewals issued for your <br />community. <br />
