It is assumed that there arc <br /> <br /> <br />casements or rights of way for these roads. As well there are eleetrieallransmission lines that run <br /> <br /> <br />through the subject property and it is assumed that there are easements lor that purpose. There <br /> <br /> <br />may be easements or reservations held by or made by others such as the Go\'emment. <br /> <br />Hazards and Detriments: Natural hazards and detriments could include long snow covered <br />winters with periods of extreme cold. The short frost free growing season may limit crop production. Spring. <br />summer and fall grazing production as well as winter feed inventory may be diminished due to <br />elk and/or deer populations. Range and forest fires could occur. It is possible that Pine Beetle <br />infestation could endanger the health of the forested lands on the subject property. This is not an <br />all inclusive list of potential hazards and detriments that may impact the subject property. but is <br />meant to put the reader of this report on notice that potential hazards and detriments could exist <br />that may have a detrimental impact on the operation of the subject property and the opinion of <br />value for the subject property if these conditions were to exist for an extended period of time. <br /> <br />Hazardous Material: Unless otherwise stated in this report. the existence of hazardous material <br /> <br /> <br />was not observed by the appraiser. The appraiser. however. is not qualified to dctect such <br /> <br /> <br />material. The ranch may store. as a normal course of business. small amounts of fuel. oil. grease. <br /> <br /> <br />lertilizer. herbicides and pesticides for ranch use. These items would not be considered <br /> <br /> <br />hazardous under thcse conditions. Thc opinion of value is predicated on the assumption that <br /> <br /> <br />there is no such matcrial on or in the subject property that would cause a loss in value. No <br /> <br /> <br />responsibility is assumed lor such conditions or l(lr any expertise or engineering knowledge <br /> <br /> <br />required to discover thcm. <br /> <br />Site nata: The subject properly contains. 2.671.69 deedcd acres. morc or less. as determined by <br />Grand County Assessor rccords. Thc Grand County Asses.sor c1assilies the agrieullUralland into <br />lwo ditlerent classifications based on production; dry graze consists of the loot hills eountry of <br />the subject property and makes up the majority ofthc land classification with 2.049 acres. <br />Irrigated meadows consist of 588 acres and the homestead consists of approximately 35 acres. <br />ThiS acreage classification is ditTercnt than Ihal stated by Tom Hill. Pcr Tom I Jill. thcrc is <br />approximately 700 acres of irrigatcd meadow and the balance is allocaled to foothills and <br />mountain pasture or dry land grJzing. There is approximately 1172 acres of Iblllhills pasture and <br />800 acres of mountain paslure. Based on what is stated as hay production at 1.200 to 1.400 ton. a <br />more reasonable estimale of irrigated meadows is 700 acres. <br /> <br />Imnrovements: The following is a brief description of the improvements which are located in <br />Section 16. and in Section 15.
