<br />WATTENBERG, COLORADO FLOOD HAZARD MITIGATION PLAN <br /> <br />AUGUST 1996 <br /> <br />1991, prepared by the Federal Emergency <br />Management Agency (FEMA). <br /> <br />A portion of Wattenberg is zoned as a <br />Floodprone District. Uses permitted shall <br />conform to the underlying zoning permitted <br />on the community. Uses allowed in the <br />underlying zoning district which require a <br />building permit shall, in addition, obtain a <br />Flood Hazard Overlay District <br />Development Permit (See Appendix 1 for <br />Flood Hazard Development Permit <br />Procedures). <br /> <br />Flood Hazard <br />Activities <br /> <br />Miti2ation <br /> <br />Flood Protection Measures To Date <br /> <br />Currently, there are no flood control <br />structures on the South Platte River in the <br />Wattenberg area, nor is it likely that there <br />will be any future need in Wattenberg for <br />costly, large-scale stream containment <br />projects. To-date, most effective flood <br />hazard mitigation activities in Wattenberg <br />have involved community participation in <br />the National Flood Insurance Program. <br /> <br />The National Flood Insurance Program <br /> <br />Of the 62,000 structures in the 100-year <br />floodplain in Colorado, only 16 percent are <br />insured. In unincorporated Wattenberg of <br />18 residents surveyed by Kistner and <br />Associates in the 100-year floodplain only 3 <br />were insured. <br /> <br />The National Flood Insurance Program <br />(NFIP) is a federal program, enabling <br />property owners to purchase flood insurance <br />protection against losses from flooding. <br />This insurance is designed to provide an <br />insurance alternative to disaster assistance to <br /> <br />meet the escalating costs of repamng <br />damage to buildings and their contents <br />caused by floods. Until recently, such <br />coverage was generally not available from <br />private-sector companies. <br /> <br />Participation in the NFIP is based on an <br />agreement between Weld County and the <br />NFIP. The NFIP requires Weld County to <br />set up and enforce measures to reduce flood <br />risks to new construction in special flood <br />hazard areas. The NFIP will then make <br />flood insurance available within the <br />unincorporated areas of Weld County as a <br />financial protection against flood losses. <br /> <br />Flood Insurance Questions & <br />Answers <br /> <br />Q: Who may purchase a flood insurance <br />policy? <br />A: NFIP coverage is available to all and <br />occupants of insurable property (a building <br />and/or its contents) in Weld County. <br /> <br />Q: How is flood insurance purchased? <br />A: A flood insurance policy may be <br />purchased from a licensed insurance agent in <br />Colorado representing the NFIP. <br /> <br />Q: Is the purchase of flood insurance <br />mandatory? <br />A: The Flood Disaster Protection Act of <br />1973, as amended, mandates the purchase of <br />flood insurance for FHA, V A and SBA <br />loans secured by a building in the Flood <br />Hazard Area of Weld County.
