Ran2e 53 West ofthe 6& P.M. <br />Section 35: A parcel in S1;2 SW1J4 72 acres MIL <br /> <br />Township 7 North. Ran2e 53 West of the 6th P.M. <br />Section 2: A parcel in N1;2NW1J4 & SW1J4 NWI.4 & NW1J4 NE1J4 158 acres MIL <br /> <br />Subject property as a whole consisted of 230 acres and the value will be of the remaining <br />205.59 acres. My original appraisal was completed for the city of Sterling and dated <br />December 13, 2005. The city would be acquiring 56.98 acres and now the final taking is <br />24.4 acres. <br /> <br />It was my interpretation at the time that the pivot sprinkler would not be able to make a <br />full revolution I had measured some damages as a loss in value. However, Mr. Guenzi is <br />going to lease back these acres. <br /> <br />The acreage after the taking would be approximately 205.59 acres, as the taking consists <br />of 22.32 acres MIL of sprinkler irrigated farmground. Mr. Guenzi will be leasing back <br />the 22.32 acres at $70.00/acre with 2.09 acres of dryland pasture. <br /> <br />If you need additional clarification, or if I can be of further assistance, please do not <br />hesitate to call. <br />
